Aninat Schwencke & Cia. has extensive experience in real estate development matters, ranging from the purchase of land, to municipal and administrative authorizations, construction and sale, including, among other things, promises of purchase, title studies and definitive purchase and sale of land in which the project will be located; formation of a society in which the project partners participate; support in the fulfillment of procedures and advice in obtaining the necessary permits for the purpose of being able to execute the works; reducing building permits and their possible modifications to public deed; registration in the Registry of a resolution and plan that approves the merging of the lots in which the building will be located; drafting and/or review of the contracts necessary for the execution of the works (construction, specialties, facilities, financing with banking institutions); preparation of the real estate co-ownership regulations and their registration with the Registry; processing in conjunction with the architects of the resolution that accepts the condominium into property co-ownership, and its subsequent registration in the Registry; registration of plans of co-ownership in the Registry; obtaining property registration numbers before the IRS (hereinafter SII, the Spanish acronym for Servicios de Impuestos Internos) in the process for the salable units of the project; preparation of models for the signing of the contracts for promise of purchase and sale of houses; and preparation of the project title folder for clients and banks.
